How does a Project Manager help me?

RPM will provide a non-legal analysis of Offer to Lease documents assisting in the development of critical clauses relating to such elements as:

• Construction
• "Hidden" landlord charges
• Tenant restoration obligations
• UPS & diesel generator considerations
• Leasehold improvement allowance
• Construction holdback clauses
• Permitted contractors
• Operating cost inclusions
• Commencement dates
• Other practical considerations that may affect you as the tenant.

RPM Canada is not affiliated with any particular suppliers, contractors, or consultants and can use any service providers required by your company.

In cases where your firm has no particular preference, RPM can recommend a list of qualified companies who would then participate in a competitive process to attain your firm's business.

RPM will administer the Supplier Selection process which can include any or all of the following:

• Establish a scope of work
• Develop and issue a Request for Proposal (RFP)
• Coordinate interviews
• Negotiate fees
• Provide a pre-legal review of contracts and award the contract

In the course of a facilities project, a tremendous amount of activity will occur within a fairly short period of time. One consequence of this activity is an enormous amount of correspondence (both paper and electronic) that requires meticulous management.

RPM takes responsibility for this activity by channeling all information through our office and providing your company with all relevant documentation. We manage and track all change orders, create and issue minutes of every meeting, file all supplier correspondence and issue certificates of payment for all supplier invoices.

At the end of the project, RPM Canada delivers a Close-out binder compiling all relevant project documentation.

A typical package includes an evaluation of each supplier's performance, the final budget and schedule, all warranties, "as built" drawings, the project contact list, suppliers' contracts and any other relevant documentation required by your Landlord.

This final stage of the process is vital to ensure that all project objectives have been met and to identify any issues for ongoing facilities management.

As a final quality control activity, a senior member of RPM will meet with your executives to obtain feedback regarding the outcome of the project, the quality of our performance, and potential areas in which our services can be improved upon and/or expanded.
